When’s the Right Time to Remodel After Buying a House?
The right time to remodel after buying a house depends on your goals, budget, and the condition of the property. Others rush into renovation projects…
Uneven floors, sticking doors, wall cracks, and visible changes around the foundation may indicate that part of your home has shifted or settled. These symptoms can affect more than appearance. If the underlying movement continues, it may place added stress on walls, framing, finishes, plumbing connections, and other parts of the structure.
Mares & Dow Construction & Skylights Inc. provides professional House Leveling Services for homeowners in Benicia and throughout the Bay Area. With over 40 years of construction experience, our team understands how to evaluate structural concerns, explain the available options, and develop a practical plan for restoring stability.
Every property is different. The age of the home, foundation configuration, site conditions, drainage, previous alterations, and extent of movement must all be considered before work begins. We take a careful, property-specific approach instead of recommending a generalized solution.
Our goal is to help you make an informed decision and protect the long-term safety, comfort, and value of your home.

A floor that feels slightly uneven does not always mean that a home requires extensive work. Noticeable slopes, dips, sagging areas, or changes that appear to be getting worse should be evaluated by an experienced contractor.
House movement can have several possible causes, including soil conditions, moisture changes, drainage problems, aging structural components, foundation settlement, deteriorated supports, or alterations made during previous construction. Because similar symptoms can develop for different reasons, identifying the source of the problem is an essential first step.
You may benefit from a professional house-leveling assessment if you have noticed:
Mares & Dow Construction & Skylights Inc. evaluates the property as a connected structural system. We consider the visible symptoms, the affected areas, and the conditions that may be contributing to the movement. When additional engineering or related structural services are appropriate, those requirements can be incorporated into a coordinated plan.
Acting early may help homeowners address manageable problems before movement causes more widespread damage. It can also provide clarity when you are planning a remodel, preparing to sell your home, or trying to understand changes that have developed over time.

Mares & Dow Construction & Skylights installed a large Velux skylight for me in August 2017. The entire experience was wonderful and the skylight is beautiful, both functionally and aesthetically. Janet made sure the work was scheduled to be completed before a trip I had planned. Jimmy measured carefully when he quoted the work and even accommodated a last minute change on the location when he arrived to do the work. They protected my new floors and were careful to keep dust to a minimum. Archie came by to ensure that all was going smoothly. Freddy helped matched the stain on my nearly 70 year old tongue and grove ceiling that really took some effort and he even matched some a few small spots that a previous contractor had sanded and removed the original stain. EVERYONE was cheerful and knowledgeable. Now, my little mid century house has emerged into the light!
Mares & Dow Construction & Skylights replaced two aging skylights in our bedroom and installed automatic blinds on four skylights. This was not an easy job, since our bedroom has very very high cathedral ceilings. In fact, one other skylight installer refused to do the job altogether, and a second made a bid that was almost twice as expensive as Mares & Dow Construction & Skylights. Janet Mares, who was our main contact for the job, was a pleasure to work with. Her son, Jimmy, who led the installation, was fearless climbing the ceiling, and he eally knew his stuff. We’re thrilled with our new and improved skylights, and we appreciate Mares & Dow Construction & Skylights’ solid, reasonably priced, work. Thanks guys!
I’ve had Mares & Dow Construction & Skylights install 3 sun tunnels in my home and most recently, 2 skylights in my garage/art studio. I couldn’t be more satisfied with the quality of their work and professionalism! All my communications with their office and installers have been extremely pleasant. I would use them again (and again) and highly recommend them to anyone looking to install Velux skylights/sun tunnels in their home!
Being a new homeowner, i really did my research before having someone come out and give me a quote on a skylight. You never know what to believe when you read yelp reviews. So, i went ahead and had Jimmy from mares and dow come out and give me an estimate. He was right on time, came out and measured and was very professional while he was here. Janet called me a few days later and sent me over an estimate. I went them them and couldn’t be happier. It arrived in the time frame she had told me, and they were out that week. The workers came out on time, and were very friendly and professional. Dennis ( one of the owners) came out as well and checked on the job. The went above and beyond with their work. The skylight looks beautiful! Night and day from the old one. If you are wanting a skylight, i strongly reccomend going with mare and dow
We had Mares & Dow Construction & Skylights install a Velux skylight in our new master bathroom. The space was small and dark, so Mares & Dow Construction & Skylights suggested a big skylight to add in lots of natural light. They built in a double crown molding to beautifully frame the skylight, and now the space is open and airy with wonderful natural light. We can open the skylight during warm months to let in fresh air. It was a superb addition to our bathroom renovation and a great suggestion from Mares & Dow Construction & Skylights. They did a fantastic job and were great to work with! Thanks guys!

Mares & Dow Construction & Skylights Inc. serves homeowners throughout Benicia. The city includes historic buildings, established residential neighborhoods, hillside streets, waterfront properties, and newer residential areas, each of which can present different construction and site considerations.
Downtown Benicia includes homes near First Street and the waterfront, along with buildings representing a range of architectural periods. The city identifies Downtown and its adjacent neighborhoods as containing many 19th- and early-20th-century architectural styles. Older properties may require especially careful planning to respect existing materials and construction methods.
Southampton contains established residential streets with homes built across different periods. Changes in grade, drainage, soil conditions, and previous improvements may all need to be considered when evaluating uneven floors or structural movement.
Properties closer to the waterfront may present site-specific moisture, drainage, and exposure considerations. We assess each home individually rather than assuming that nearby properties share the same structural conditions.
The Arsenal area includes historic resources associated with the former Benicia Arsenal, whose military history extends from 1849 to 1964. Properties in and near this district may contain older or specialized construction that calls for a measured, informed approach.
Residential areas in East Benicia include properties with varied elevations, lot configurations, and construction histories. We evaluate how the home, foundation, and surrounding grade interact before recommending structural work.
Homes near the Rose Drive and Columbus Parkway corridors include established and more recently developed residential communities. Even newer properties can experience localized settlement, drainage-related concerns, or changes associated with site conditions.
West Benicia includes residential areas near open space and the shoreline. Sloped lots and differences in surrounding grade can be relevant when assessing drainage patterns and structural movement.
Whether your home is near First Street, the waterfront, Southampton, the Arsenal, or another part of Benicia, our team can evaluate your concerns and explain the next steps. Schedule a Free Estimate today.
Structural movement does not always produce one obvious warning sign. In many homes, the first indication may be a floor that feels slightly uneven, a door that no longer closes correctly, or a crack that returns after being repaired. These changes may develop gradually, making them easy to overlook until several areas of the home are affected.
Mares & Dow Construction & Skylights Inc. provides professional House Leveling Services in Benicia for properties experiencing settlement, sagging, uneven floors, and related structural concerns. We evaluate each home individually to identify the conditions behind the visible symptoms and determine an appropriate course of action.
A floor may slope across a room, dip in one area, or feel uneven between adjoining spaces. The pattern and location can provide useful information about what part of the structure should be evaluated.
Localized sagging may be associated with framing, supports, deterioration, or movement below the floor system. A proper assessment is necessary before choosing corrective work.
Doors and windows can become difficult to operate when their frames shift out of alignment. Seasonal changes can also affect operation, so the symptom should be considered together with other evidence.
Drywall or plaster cracks can develop for many reasons. Diagonal cracks, recurring cracks, or cracks accompanied by other signs of movement may justify a structural evaluation.
Separation between walls, ceilings, baseboards, door frames, or window frames can appear when building components move relative to one another.
Settlement may affect a specific section of a home or become more widespread. Determining the apparent extent and likely contributing conditions is important before developing a plan.
Moisture, age, or other conditions may weaken accessible supports or framing. Repairing finishes alone will not resolve a problem if the underlying structural component remains compromised.
Water collecting near a foundation or moving beneath parts of a property can contribute to unfavorable conditions. Drainage should be considered whenever it may be connected to ongoing movement.
Removed walls, additions, remodels, or older repair work may affect how loads are transferred through a home. Reviewing relevant alterations can be an important part of understanding uneven conditions.
Cracks or gaps that return after patching may suggest that movement is continuing. Instead of repeatedly repairing the surface, it may be time to investigate the underlying cause.
For a professional evaluation, contact Mares & Dow Construction & Skylights Inc. about our House Leveling and Stabilization Services.

Mares & Dow Construction & Skylights Inc. has provided construction and home-improvement services throughout the San Francisco Bay Area for over four decades. Our long history has given us experience with homes of different ages, architectural styles, foundation types, and structural conditions.
House leveling benefits from more than an understanding of one repair category. It requires knowledge of how the foundation, framing, walls, floors, finishes, drainage, and previous construction affect one another. As an experienced general contractor, we bring that broader perspective to the evaluation and planning process.
Our approach is guided by several core principles:
We work to give homeowners a clear understanding of the conditions observed, the proposed scope, and what they can reasonably expect from the work.

If you notice sloping floors, recurring cracks, sticking doors, or other signs of structural movement, try not to rely on cosmetic repairs alone. Document the affected areas, watch for changes, and arrange a professional evaluation before the problem becomes more widespread.
Take photographs of cracks, gaps, uneven floors, and other noticeable symptoms. Record the date so you can determine whether the condition changes over time.
Check nearby doors, windows, ceilings, walls, and exterior surfaces. Multiple symptoms in the same area may help clarify the pattern of movement.
Note any standing water, damaged gutters, leaking downspouts, plumbing leaks, or soil erosion near the home. Avoid entering crawl spaces or other areas that may be unsafe.
Patching cracks, adjusting doors, or replacing damaged finishes may provide temporary improvement, but the symptoms can return if the underlying cause remains.
Structural adjustments require careful planning and controlled execution. Improper work could damage framing, finishes, plumbing, electrical components, windows, or other connected parts of the house.
An experienced contractor can assess the visible conditions, consider possible contributing factors, and determine whether Professional House Leveling Services or related structural work may be appropriate.
If movement appears sudden or an area seems unsafe, limit access and seek professional assistance promptly. Mares & Dow Construction & Skylights Inc. brings over 40 years of Bay Area construction experience to every evaluation. Schedule a Free Estimate.

House leveling is the process of addressing portions of a home that have become uneven because of settlement, movement, sagging, or problems involving structural supports. The exact work required depends on the home’s construction and the cause of the uneven condition.
Common signs include sloping or sagging floors, sticking doors, hard-to-operate windows, recurring wall cracks, gaps around trim, and surfaces that no longer appear level. These symptoms should be evaluated together rather than treated as proof of one specific problem.
Possible contributing factors include soil movement, moisture changes, inadequate drainage, foundation settlement, deteriorated structural materials, aging supports, and previous construction alterations. A professional evaluation is necessary to identify the conditions affecting a particular property.
No. Minor variations can occur because of original construction, material changes, or the age of the building. The important questions are how uneven the floor is, whether the condition is changing, and whether other structural symptoms are present.
Many older homes can be evaluated for leveling or stabilization, but the plan must account for the property’s foundation, framing, materials, historic character, and previous renovations. Older finishes may also respond differently to structural adjustment.

House leveling addresses the underlying structural condition identified in the approved scope. Cosmetic repairs to drywall, plaster, flooring, tile, trim, or paint may be separate and are often best planned after structural work is completed.
Cost varies based on the extent of movement, foundation and framing conditions, accessibility, project complexity, and any related work. An on-site evaluation is the best way to develop a property-specific estimate.
