Home Renovation Ideas That Require a Great General Contractor

Home Renovation Ideas That Require a Great General Contractor - Mares & Dow Construction & Skylights

Basement Finishing and Remodeling

Turning an unfinished basement into a functional living space is a popular renovation. This project often involves adding walls, insulation, plumbing, and electrical systems. Whether you plan to create a home theater, gym, or bedroom, you’ll need a contractor to manage the complexities of structural work, waterproofing, and adhering to building codes. A qualified general contractor like Mares & Dow Construction will also manage ventilation, lighting, and egress windows, ensuring safety and comfort.

Kitchen Remodels

The kitchen is often called the heart of the home, and a full kitchen remodel can significantly enhance its functionality and aesthetic. However, this type of renovation usually requires moving appliances, rewiring electrical outlets, and installing new plumbing for sinks and dishwashers. A kitchen remodel is not just about replacing countertops and cabinets. A GC can manage integrating appliances with new layouts, ensuring that plumbing and electrical systems meet modern standards, and any structural adjustments like removing walls to create an open floor plan.

Bathroom Expansions

Bathrooms are some of the most complex areas to renovate due to their plumbing and electrical requirements. Expanding a bathroom—whether by adding square footage or installing a luxury tub or walk-in shower—can require rerouting pipes, upgrading water heaters, and installing new electrical circuits. For such work, a knowledgeable GC like Mares & Dow can manage the design and installation while ensuring compliance with local building regulations. They can also help with aesthetic choices like tile installation and custom cabinetry, which can elevate the overall design of the space.

Structural Changes and Room Additions

These types of projects require a deep understanding of load-bearing walls, foundation work, and possibly rerouting plumbing and electrical systems. The General contractor will work with engineers to ensure that any structural changes won’t compromise the integrity of your home. In addition, they will obtain necessary permits and inspections, making sure the project complies with local codes.

Exterior Siding Replacement

Updating your home’s exterior siding is one of the best ways to boost curb appeal and protect your home from the elements. However, installing new siding involves more than just aesthetics. It often requires assessing and repairing any underlying structural issues, ensuring proper insulation, and addressing moisture control. A qualified general contractor can help you choose the best materials that suit both your climate and style preferences.

Home renovations that involve significant structural, electrical, or plumbing work are best left to the professionals. Hiring an experienced general contractor ensures that the job is done safely, on time, and within budget. From basement remodels to siding replacements, working with the right contractor will save you stress and prevent costly mistakes..

Essential General Contractor Qualities To Look For In 2024

Essential General Contractor Qualities To Look For In 2024 - Mares & Dow Construction & Skylights

Strong Communication Skills

One of the most vital qualities of any general contractor is strong communication skills. Effective communication prevents misunderstandings that can lead to costly delays or mistakes. A contractor like Mares & Dow Construction prioritizes regular updates, transparent discussions, and active listening to ensure the project runs smoothly. Whether you’re discussing the project timeline or adjusting specifications, you need a contractor who can communicate clearly and efficiently.

Proven Track Record and Experience

Another critical factor when selecting a contractor is their experience and proven track record. It’s important to choose a contractor with experience in projects similar to yours, as they’ll be more familiar with potential challenges and how to navigate them. Contractors with an established history of successful projects are better equipped to deliver high-quality work. Look for testimonials and portfolio examples to get a clear understanding of the contractor’s capabilities.

Reliability and Trustworthiness

You need a contractor who shows up on time, meets their commitments, and stays within budget. This reliability extends to their team and subcontractors, ensuring the entire workforce is dependable. Trustworthiness also plays a significant role, as a general contractor must be honest about potential delays, costs, and changes in the scope of the project.

Problem-Solving Abilities

Construction projects are rarely without issues, which is why strong problem-solving abilities are essential for a contractor. Whether it’s dealing with unexpected structural problems or managing inclement weather delays, a skilled contractor must be able to think quickly and adapt to unforeseen circumstances. The ability to stay calm under pressure and provide solutions can prevent minor issues from turning into major setbacks. GCs who can navigate problems efficiently ensure the project remains on schedule and avoids unnecessary costs. Flexibility and resourcefulness are key traits to look for.

Attention to Detail

The best contractors understand that the success of a project often lies in the details. From ensuring accurate measurements to verifying material quality, attention to detail is crucial in preventing costly errors. Contractors who focus on even the smallest aspects of the project are more likely to deliver a polished and professional final result. Mares & Dow is known for its meticulous approach, ensuring that every part of a project is executed to the highest standards. This precision ensures long-term durability and functionality.

Choosing the right general contractor requires careful consideration of several essential qualities, including communication, experience, reliability, problem-solving skills, and attention to detail. How Often Should a General Contractor Update the Property Owner?

How Often Should a General Contractor Update the Property Owner - Mares & Dow Construction & Skylights

Factors Influencing Update Frequency

The frequency with which a general contractor provides updates is influenced by various factors. First, the complexity and scale of the project play a significant role. Large-scale projects with multiple phases and intricate details may require more frequent updates compared to smaller, less complex projects. Regular communication ensures that any issues are quickly identified and resolved, minimizing delays and cost overruns.

Another important factor is the construction phase. During the initial stages of planning and design, updates might be less frequent, focusing on major milestones such as design approvals and permit acquisitions. However, as the project progresses into the construction phase, more frequent updates may be necessary to address daily challenges and ensure alignment with the timeline and budget.

The preferences and expectations of both the general contractor and the property owner are also crucial. Some property owners prefer detailed, frequent updates to stay informed about every aspect of the project, while others may be satisfied with less frequent, high-level summaries.

Best Practices for Effective Communication

Establishing a structured communication plan is essential for ensuring that updates are both consistent and useful. A general contractor should work with the property owner to determine the preferred methods of communication, such as in-person meetings, phone calls, or emails, and agree on a regular update schedule. Weekly meetings are a common practice, as they provide a routine opportunity to discuss progress, address concerns, and make necessary adjustments.

In addition to scheduled updates, Mares & Dow Construction & Skylights will be proactive in communicating any significant developments or issues that arise unexpectedly. Timely communication of potential delays, cost changes, or unforeseen challenges allows the property owner to make informed decisions and helps maintain trust in the contractor’s ability to manage the project effectively.

Transparency is another key element of effective communication. A general contractor should provide clear, accurate, and honest updates, even if the news is not positive. By addressing problems directly and presenting potential solutions, the contractor demonstrates their commitment to the project’s success and reinforces the property owner’s confidence in their expertise.

The frequency with which a general contractor should update the property owner is determined by a combination of project-specific factors and the preferences of both parties. Establishing a structured communication plan with regular updates, proactive reporting of issues, and a commitment to transparency ensures that the property owner remains informed and engaged throughout the construction process. Ultimately, effective communication fosters a positive working relationship between the contractor and the property owner, leading to a successful project completion.

Overlooked Home Renovations That Will Increase Your Resale Value

Overlooked Home Renovations That Will Increase Your Resale Value - home remodeling contractor - Mares & Dow

As a homeowner, you’ve entertained the possibilities of home renovation. Perhaps you’ve turned your imagination into reality, or like many others, renovation might be a wistful thought. If you’re skipping out because you don’t think it’s worth it in the long haul, you should reconsider.

Home renovation can benefit you now and in the future by increasing your home resale value. You’ll recoup most of the costs, and that’ll be after you’ve enjoyed them yourself. You can also get a lot out of your budget these days, especially working with experienced home remodeling contractors who make every penny work for their clients.

Here are a few overlooked home renovations that aren’t massive, but will increase your resale value:

New Entry Door

Overlooked Home Renovations That Will Increase Your Resale Value - home remodeling contractor - Mares & Dow

If you renovate only one aspect of your exterior, general contractors suggest you look at the entrance. Your front door is a major focal point when people visit your home. It serves both aesthetic and practical purposes, and shows off your home’s personality. With dual duties, it’s a good idea to make your front door appealing in style and functionally.

To appeal to a variety of buyers, find a midpoint between too ordinary and too outspoken. An easy way to find an appealing door is to consider the entirety of your home’s exterior. If you’re not changing the rest of the exterior, try to match the architectural design and complement the color scheme. Also try to fit durable materials into your budget, such as fiberglass or wood doors. If you’re on a budget, you can install steel doors.

If your listing date is unknown or far into the future, your entry door should be modern but timeless. Minimalist doors are a current trend that could last years, as they streamline the exterior design. These doors have clean lines and detailing to guide the eye along smooth patterns. Extravagant detailing with wood carvings are less trendy, and might fall out of favor years from now.

Bonus Room Conversions

Overlooked Home Renovations That Will Increase Your Resale Value - home remodeling contractor - Mares & Dow

Instead of spending a major chunk of your renovation budget on increasing your square footage, you can work with what you already have. An easy place to look is your bonus room. Is it currently a home office, guest bedroom, library, game room, or perhaps it’s a storage area for unorganized belongings.

When it comes to attracting a wide range of buyers, you want the room to be as versatile as possible. Turn it into a bedroom that could be for family members or a guest. Generally, converting a bedroom into a home office doesn’t recuperate enough of the cost to justify the renovation. It’s more efficient to leave the wiring alone and work with the bonus room’s current amenities.

Repaint interior walls with neutral colors

Wall colors are a personal choice for all homeowners, but during the selling process, they should be a neutral color. This makes it easy for people to “color over” the current walls with their dream paint. For example, if your walls are painted a soft gray, buyers will have an easier time picturing what the walls will look like in another color. Bold colors like red and teal could distract and turn away buyers.

Another benefit of repainting is covering up scuffs and defects, turning your walls into a blank slate for future homeowners. For an added bonus, include white wall accents and trim to make your space appear wider. The illusion of extra space can make a small home feel less stuffy and add to your resale value.

Skylights

Among the most overlooked home renovation features are skylights. Installing a single skylight in a strategic place of your home can make a room feel airy and expansive. Your square footage will feel much larger, increasing the price buyers are willing to pay. If you decide to add skylights, consider the following high-traffic areas: kitchen, dining room, living room, and hallway.

Does Your Kitchen Feel Too Small? Try These Design Tips

Does Your Kitchen Feel Too Small_ Try These Design Tips - home remodeling contractor - Mares Dow

The largest culprit of kitchens feeling small and congested is styling. The wall paint might be too dark and create the illusion of a shrunken room. There might not be enough lighting—natural or artificial—to chase away the shadows. The reasons can go on and on. Instead of trying to work around them to make your kitchen larger, you attack the problem head-on with the help of home remodeling contractors and the following design tips.

Style your kitchen with white and neutral colors

Dark backsplashes, cabinets, and countertops will make a small kitchen feel claustrophobic. Opt for light colors that seamlessly blend together. White is a go-to for designers and residential general contractors because of its reflective nature. Incorporate different shades and textures of white to give your kitchen a multi-dimensional feel. You can accent the white with soft, natural shades that make for smooth color transitions.

Be careful with strong color contrast because that can emphasize edges and shrink your kitchen. Typically, countertops and cabinets should be of the same color family, while walls and trim are of the same color. One exception is painting one wall a dark color to create the appearance of an alcove or nook.

Increase natural light

One of the most immediate fixes to make a kitchen appear larger is increasing the natural light. You don’t need to install new windows. Instead, keep your blinds open or install shades or window treatments that offer privacy without blocking out light. Natural light can also bounce off surfaces from the windows of adjacent rooms.

If you’re open to window renovation, a trend is to install a single, long skylight above your island counters or the center of the kitchen. Flooding a room with natural light will smooth out shadows and make it appear seamlessly expansive.

Draw the eye up and out

Open shelves, or shelf uppers, in place of wall cabinets will make your kitchen appear larger by exposing the backsplash. They might not offer the same storage space as traditional 24-inch deep cabinets, but a single wall can make a significant difference. If you need that extra cabinet space, you can remove the cabinet doors or use glass doors to give the impression of open space.

If you want to increase your storage space, you can install wall cabinets that stretch to the ceiling. It has a similar effect to open shelves or doorless cabinets. To maximize the height, use cabinets with hidden hinges, simple designs, minimalistic door pulls, and flat doors.

Spring Home Refresh: Adding a Front Porch

Harbor Springs Home Renovation Project

Why should you consider a front porch addition this season? There are several good reasons, primarily that front porches freshen curb appeal, offer a connection to your neighbors and community, and they provide a warm welcome for your guests. This type of remodel/addition project can be relatively straightforward, and with the help of a local general contractor, it can be a project that stretches your creativity and your dollar.

Explore styles and design options

As you consider undertaking a new front porch addition on your home, be sure to take time to explore the many porch options that will suit your style and budget. Front porches can be quaint, simple affairs, using poured or decorative concrete for the base and steps with a small portico over the front door, or they can be elaborate wraparounds with separate areas for seating, dining, and even outdoor fireplaces. Small or large, it’s important to give enough depth to your porch and it’s recommended to make it at least 6 feet deep. Other porch designs include a raised wooden base with posts supporting a roof, or a screened-in porch with fiberglass or aluminum mesh or sun-blocking screens. Some of these types of porches even have remote-controlled screens, lifting and lowering depending on the homeowner’s needs.

Prep the site

After you’ve decided on your design, work with your general contractor to finalize your budget and outline the construction schedule. Naturally, the front door is a high traffic area and access to your home will need to be ironed out while the project is underway. Construction teams may be able to flex their schedule to only work on site when you are out of the home, but many homeowners will opt to utilize a back door or garage entrance for the duration of construction anyway. Once you and your family have determined how to adjust your day-to-day routines to accommodate your exciting porch addition project, you can help clear the areas of the yard and home interior that will be impacted. This might include relocating plants or raised beds, moving outdoor furniture, or taking pictures or paintings from the walls that might experience shuddering from the exterior construction.

Sit back and relax

Now that you’ve done all you can to ease the beginning of your project for all involved, you can take a step back and enjoy the fruits of your planning efforts. With an experienced general or Home Remodeling Contractors, you can expect your porch addition and any adjacent updates or remodel projects you’ve included to proceed according to the design and schedule you worked out. If there are any hiccups, your
contractor will communicate and troubleshoot with you promptly. So sit back and relax, soon you will be enjoying the summer breeze from the swing on your new porch.

2019 Home Remodeling Trends

Home Remodeling Trends

A new year means new resolutions, fresh starts, and, for some, big ideas for home remodeling projects. Whether you are planning something large or small, there are several trends to keep an eye on for 2019. Some of the popular projects of the year lend themselves to DIY-ers with a healthy Pinterest habit, while still others may benefit from the expertise of your local home remodeling contractor. Whatever categories your project falls under, here are a few ideas and trends to consider for your next home remodel.

Kitchens and Bathrooms

A nice, transformative kitchen or bathroom remodel is an annual favorite and 2019 is no different. There are several ways to approach this type of remodel, and the one you choose may depend on your vision, budget, and space. One way to transform a kitchen or bathroom is to update a selection of high impact features or fixtures. In the coming year, many people are opting to drop overhead cabinets in kitchens and instead embrace a more minimalist aesthetic. In order to compensate for the loss of storage of overhead cabinets, some people will install a floor-to-ceiling storage wall, like an updated butler’s pantry – ideal for smaller spaces. In bathrooms, a statement shower enclosure can have a big impact and completely change the look of a space. In both kitchens and bathrooms, trading out old fixtures like tiles, sinks, or cabinets can be an easier, but no less impactful, project. In 2019, designers are predicting that fixtures with seamless features, clean lines, and subtle metallic finishes or splashes of bold color will be the popular trends to watch out for. Of course, for some people, this may be the year that they gut the kitchen or bathroom for a clean slate and opt for all of the above!

Exterior Renovations

Though exterior renovations might not be considered as glamorous as a new master bathroom, they are some of the home remodeling trends projects with the greatest return on investment and can also have a significant effect on the look and feel of your front or backyard. Roofing projects or foundation repair immediately improve the value and integrity of your home, while installing skylights or adding a retaining wall with a decorative concrete finish can also increase curb appeal. Additionally, these projects can have a big impact on the energy efficiency of the home, which means you begin earning your money back with your first utility bill. In 2019, many homeowners may opt for the path of exterior renovations, as it is a solid investment and can provide an updated outdoor landscape for them to enjoy in the years to come.

Finding an Experienced and Knowledgeable General Contractor

general-contractor-san francisco

The many components to conducting a construction or home remodeling project can feel overwhelming at first glance, and hiring a residential general contractor can be a huge help in sorting and prioritizing all the elements of a project. The process of hiring a general contractor, however, can also feel like a challenging task. You want someone who is skilled, reliable, and experienced – but how do you go about finding a contractor with those characteristics? A good start is to determine the qualities that are important to you in the contractor you will work with on your project and then to look to your network for recommendations. You likely have friends, coworkers, or neighbors who have recently completed a home remodel and know a general contractor to recommend, or in some cases to avoid. Create a list of the top three to five general contractors and begin reaching out.

Interview more than one general contractor

Once you have generated a good list of recommended general contractors, schedule time to discuss your project with them individually. Outline your job, including materials you are looking for and any design inspiration. If you anticipate any tricky components to the process, go over your questions and concerns and see what ideas they may have for problem-solving. It may be helpful to walk through the space being remodeled or the site where construction will occur, so the contractor can get an idea of any limitations of the work environment. It is also important to discuss your budget. A contractor may be able to bring you savings in the long run by leveraging professional relationships they have with certain materials suppliers or skilled subcontractors. And don’t hesitate to ask for references from other projects they’ve contracted on and to reach out to those references to learn how the contractor works.

Don’t go with the cheapest bid

The contractor who bids the lowest elicits a few red flags, namely that they will cut corners and cost you more later in repairs. Generally, a contractor should cost about 10 to 15% of what you anticipate spending on the rest of the line items for the project. However, there is a lot involved in each project, including some unanticipated expenses. If this is your first kitchen remodel, for example, you may not have an accurate picture of what the final cost of the project will be. Of course, the more remodeling projects of the same type you have completed, the more precise an idea you will have about the total expense. But until you’ve cultivated your own expertise, it is a good idea to rely on the expertise of a general contractor and a safe rule of thumb to avoid the lowest bidder.
